Type the home loan amount, the rate your bank offers and the term to see the monthly EMI, the total interest and the year-by-year schedule, in lakhs and crores. Try 15, 20 and 30 years to see how the term changes both the EMI and the interest, or a lower rate to judge a balance transfer.

How it works

Home Loan EMI Calculator is a web page that does its work on your own device. Everything you type or choose is worked out by your browser and never sent to a server, so nothing is stored and there is nothing to delete. There is no account, no sign-up and no limit on how often you use it.

Choosing a term

A longer term lowers the EMI but raises the total interest sharply. Many borrowers pick the shortest term whose EMI stays within about 40% of take-home pay, then prepay when they can.

Questions

Does it include the home loan tax benefit?

No. Tax deductions on principal and interest depend on your regime and income; ask your tax adviser.
